The Asphalt Pavement Life Cycle

Asphalt pavement is not a maintenance-free surface. Like any long-term investment, its service life can be significantly extended through routine maintenance and timely repairs. The goal is to address minor issues before they develop into larger, more costly problems.

A typical pavement life cycle may include the following stages:

1. Crack Sealing

As small cracks develop, they should be cleaned and filled to prevent water from penetrating the pavement structure below.

2. Sealcoating

As cracking becomes more widespread and surface oxidation becomes visible, sealcoating can improve appearance while helping protect the asphalt from water intrusion, sunlight, and weathering.

3. Pavement Marking Refresh

For parking lots, sealcoating is often accompanied by restriping to restore parking stalls, traffic arrows, crosswalks, and other pavement markings.

4. Localized Surface Deterioration

Over time, cracks may widen and begin intersecting, creating a pattern commonly referred to as “alligator cracking.” These areas allow increased moisture penetration and are often the first locations where pavement structure begins to weaken.

5. Saw Cut & Patch Repairs

Once pavement deterioration becomes localized to specific sections, damaged areas can be removed and replaced through saw cutting and patching. Addressing these areas before potholes develop is generally the most cost-effective approach.

6. Sectional Paving or Rehabilitation

On larger parking lots and roadways, it is often practical to rehabilitate only the most deteriorated sections while preserving pavement that remains in good condition.

7. Full Reconstruction or Repaving

When deterioration becomes widespread throughout the pavement surface and structure, full replacement or major rehabilitation becomes the most economical long-term solution.

Driveways vs. Parking Lots

While the maintenance principles are similar for both residential driveways and commercial pavement, the repair strategies often differ.

Commercial parking lots and roadways are typically large enough that individual sections can be repaired, patched, or resurfaced independently as they age. This allows property owners to spread maintenance costs over time while maximizing pavement life.

Residential driveways, however, are generally much smaller. Once significant alligator cracking or structural failure develops, isolated repairs often become less practical and less cost-effective. In many cases, full driveway replacement becomes the preferred long-term solution.

Because residential driveways experience substantially lighter traffic and fewer heavy loads, these major deterioration stages typically occur later in the pavement’s lifespan than they would on a commercial parking lot or roadway.
